When and how to use this calculator
On C$10,000 gross monthly income, mortgage C$2,200 + tax C$350 + heating C$150 + half of C$200 condo fees means C$2,800 housing expense: 28% GDS. Add C$700 in other debt for 35% TDS.
- Use combined monthly gross household income BEFORE income tax, not your take-home payroll amount.
- Add proposed mortgage principal and interest, estimated property taxes and heating, and the full condo fee if relevant (the model counts HALF of it for FCAC's GDS illustration).
- Enter other scheduled monthly loan and credit commitments. A lender may stress-test your mortgage at a qualifying rate different from your actual offer.
Understand your result
FCAC general GDS/TDS concept, not a stress-test, mortgage approval, rate quote, credit assessment or complete property carrying-cost estimate. Includes half of entered condo fees.
Questions people ask
Does the GDS calculation include 100% of condo fees?
This FCAC-style illustration counts 50% of qualifying condo fees. Ask your lender which costs it requires.
Are 39% and 44% legal approval limits?
No universal automatic approval follows from these example guidelines. Mortgage insurer and lender underwriting may differ.
Is this the Canadian mortgage stress test?
No. It uses the mortgage payment you type in rather than independently computing the regulatory qualification rate or principal.
