This loan-to-value comparison assumes the property price equals the valuation and that the deposit is available. It is not a mortgage offer.

When and how to use this calculator

For a £300,000 property and £30,000 cash deposit, the borrowing is £270,000, or 90% LTV. To reach an illustrative 80% LTV on the same purchase, you would need a £60,000 deposit: £30,000 more.

  1. Use the property purchase price or lender valuation if lower; the lender's actual assessed value may change its calculation.
  2. Enter cash deposit that is genuinely available BEFORE stamp duty, legal fees and moving costs, which need their own budget.
  3. Choose a comparison LTV such as 80%, not an assumed lender guarantee; check mortgage rate tiers and affordability separately.

Understand your result

Simple ratio of purchase price minus cash deposit to price, before purchase costs and lender-specific valuation. Does not check borrower age, credit score, deposit source, loan type, rates or guarantee of mortgage availability.

Questions people ask

Does a larger deposit always guarantee cheaper mortgage rates?

No. LTV is only one component of a lender's pricing and underwriting.

Is 80% LTV a legal threshold?

No. It is a user-entered scenario target, not a statutory maximum or approval criterion.

Do I need stamp duty as well as the deposit?

Potentially. SDLT in England and Northern Ireland is separate, while Scotland and Wales have different taxes.
