Mortgage repayment calculator

Estimate monthly repayments for a UK capital-and-interest mortgage. Enter property price, deposit, mortgage rate and repayment term to work out the monthly instalment.

Property price and deposit

Repayment mortgage terms

This estimates a capital-repayment mortgage at a constant nominal rate for the FULL term. Many UK mortgages have 2–5 year initial-rate deals followed by a different rate. Does not calculate actual lender offers, SVR changes, early repayment charges, stamp taxes, conveyancing or affordability tests.

For a £350,000 home with a £70,000 deposit, the mortgage amount is £280,000. Compare potential payments using your lender's indicative annual interest rate and desired repayment term.

How to work out your UK repayment mortgage

  1. 01

Enter the property's purchase price and your deposit. The calculator works out the amount to borrow and the loan-to-value ratio.

  2. 02

Set the illustrative annual interest rate and mortgage term. This assumes a fixed rate for the WHOLE mortgage term, not just a two- or five-year fixed deal.

  3. 03

Enter any monthly housing costs separately if you want a broader budget estimate. Stamp Duty Land Tax, Scottish LBTT, Welsh LTT and legal costs are not calculated.

  4. 04

Compare the principal-and-interest repayment and total interest over the mortgage term. Use a real mortgage illustration from a lender to assess introductory rates, product fees and affordability.

Questions and answers

Does it calculate interest-only mortgages?

No. It assumes that every monthly instalment repays both capital and interest.

Will the interest rate stay fixed for 25 years?

Only in this mathematical example. Typical product terms and rates can change after an initial fixed or tracker period.

Does it include Stamp Duty?

No. Tax on property purchases differs between England, Scotland, Wales and other circumstances, so it requires a separate country-specific tool.

IN-DEPTH CALCULATOR GUIDE

Understanding a UK repayment mortgage before you apply

This tool is intended for purchasers and remortgagers assessing a repayment mortgage with a stable interest-rate illustration. Unlike an interest-only mortgage, every instalment repays some capital. It is not an eligibility check or a quote from a UK lender.

01

From property price and deposit to mortgage amount

The deposit is the money the purchaser contributes to the price. A £350,000 property and £70,000 deposit leave a £280,000 mortgage before product fees. The loan-to-value in this scenario is 80%; the bank may use its own valuation when applying an LTV band.

The number of years is the entire assumed repayment period, not the period for which an introductory fixed-rate deal lasts. For example, a 25-year mortgage may have a two-year or five-year initial fixed product; payments can change after that product ends.

02

What the estimate assumes about interest

Enter the nominal annual interest rate, not an APRC or the mortgage lender's total-cost projection. This calculator applies the same rate to all monthly repayments until the whole loan is repaid. That makes it useful for rough comparisons but not for predicting the exact price after an initial deal expires.

The total interest is the sum of interest calculated over the entire assumed full term. If rates rise after a product deal, the real interest cost could be higher. If rates fall or you overpay, the total could be lower, subject to product conditions.

03

A worked way to compare deposit sizes

With a £350,000 price, try £35,000 deposit and then £70,000 deposit while keeping the term and illustrative rate fixed. Note how principal, LTV, monthly repayment and total interest change. The lower LTV may also qualify for different real market products, but this calculator does not adjust rates automatically.

Add your own monthly budget for buildings insurance, maintenance or service charges in the optional box. Conveyancing, valuation charges, mortgage product fees and Stamp Duty Land Tax or equivalent devolved taxes are one-off costs, not automatically included.

04

Repayment versus interest-only and early repayment

An interest-only mortgage pays interest each month but does not automatically repay capital; this calculator should not be used to model it. A remortgage may also involve arrangement fees, exit fees, valuation or legal charges.

If you are likely to overpay, consult the lender's annual allowance and early repayment charges. Compare a real mortgage illustration alongside our separate overpayment tool. This page does not calculate lender affordability or stress testing.
