Combined Loan-to-Value (CLTV) Calculator

If you have a first mortgage and a home-equity line, lenders may consider the combined obligations against the home's appraised value. Compare both secured balances instead of looking at your HELOC alone.

When and how to use this calculator

A $500,000 home with a $300,000 first mortgage and $25,000 already drawn on a HELOC has $325,000 of combined secured debt (65% CLTV). At your chosen 80% CLTV comparison target, the arithmetic room is $75,000, not an approved credit limit.

  1. Enter a recent defensible market value or actual appraisal; an online guess is not a lender valuation.
  2. Add the outstanding first mortgage PRINCIPAL and existing second mortgages, plus the utilized HELOC balance for this illustration.
  3. Choose a lender's documented CLTV limit or a personal scenario target. Additional borrowing is subject to lender underwriting, appraised value, and whether the lender counts full HELOC limits rather than drawn balances.

Understand your result

Uses outstanding balances rather than every lender's combined CREDIT LIMIT method. No appraisal, lien priority, closing fees, creditworthiness, changing home prices or legally binding borrowing limit; user-selected CLTV ratio is not a guarantee.

Questions people ask

Does CLTV count a second mortgage?

Yes. CLTV looks at combined secured mortgages as a share of home value, unlike the first mortgage's LTV alone.

Will a lender let me draw all the displayed amount?

No. Underwriting, credit, lien position, income and a lender's treatment of your HELOC CREDIT LIMIT can change eligibility.

What if I owe more than the house is worth?

The mathematical percentage exceeds 100% and your calculated equity is negative; this does not establish sale proceeds or legal rights.
