How to calculate home loan EMI in India

  1. 01

Enter the full price of the property and the funds you will contribute yourself. The loan is the difference between the two.

  2. 02

Enter the annual interest rate indicated by your chosen bank or HFC and the tenure in full years. This is a constant-rate reducing-balance loan illustration.

  3. 03

See the calculated EMI, total interest and loan-to-value ratio. Use optional monthly housing costs for budgeting, but keep them separate from EMI.

  4. 04

Compare against bank sanction terms. Indian home loans often have floating rates, processing charges, stamp duty, registration expenses or rate resets outside this simple formula.

Questions and answers

What is EMI in a home loan?

Equated Monthly Instalment: a fixed monthly instalment combining interest and principal for a fixed nominal rate and term.

Does the calculator include stamp duty and registration?

No. These depend on state, property value and buyer eligibility; they should be budgeted separately.

Do floating rates affect EMI?

Yes. Actual banks may change the EMI or tenure after rate adjustments. This example assumes an unchanged rate.

IN-DEPTH CALCULATOR GUIDE

Indian home loan EMI: a practical guide for new home buyers

An EMI calculator is useful for checking whether a proposed home loan could fit within your regular household cash flow. Enter property price, your own contribution, an illustrative reducing-balance rate and tenure to estimate a fixed monthly instalment. This does not fetch real bank offers.

01

How much of the property price will the bank finance?

The full property price includes the value of the home being purchased; your down payment is money you contribute yourself. Enter ₹80 lakh for property price and ₹16 lakh for your contribution to model a ₹64 lakh borrowing requirement. The calculator displays the proportion funded by the loan as an LTV ratio.

The amount the lender sanctions may differ because a bank can use its property valuation, eligibility rules and policies about registration charges. The estimate does not mean an 80% LTV loan will automatically be approved.

02

What is a reducing-balance EMI?

EMI means Equated Monthly Instalment. With a constant annual nominal rate, every monthly payment contains both interest on the remaining loan balance and a principal repayment. Interest decreases over time as the balance falls; principal repayment generally increases.

The formula uses the nominal annual rate divided by twelve. An advertised floating rate can reset, potentially changing the EMI, the remaining tenure or both. A fixed EMI in our result is a scenario, not a promise that your bank will preserve the same amount.

03

How to make a useful comparison

Start with the example ₹64 lakh principal and 20 years at an illustrative annual 8.25%. Note the monthly EMI and total interest. Keeping the same principal and rate, lower the repayment term to 15 years; notice the higher monthly payment and lower total interest.

Then restore 20 years and increase your down payment while keeping the property price constant. The difference shows how your own funds can reduce borrowing costs. Compare loan fees, floating-rate terms and prepayment options with actual lender documents before deciding.

04

Do not confuse loan EMI with full homeownership costs

Stamp duty, registration, GST on certain services, legal checks, interiors, maintenance, municipal tax, insurance and moving costs do not automatically become part of mortgage EMI. Add regular housing bills only if you intentionally use the optional monthly cost field; it does not finance them.

Home loan tax deductions and eligibility depend on your circumstances and relevant tax regime. This calculator does not determine lender eligibility, income-based affordability, credit score, PMAY benefits or allowable deductions.

Educational planning only. Verify relevant official records and lender or tax documents before making decisions.
